A flat roof on an office building is mostly edges and openings, and each one is a place where a flat roof starts to leak once the roofing around it gives up. A new roof here is only as good as its flashing.
Modified bitumen suits a roof like this. It goes down in layers, it is thick and forgiving of the foot traffic that comes with servicing a rooftop unit, and it is a common choice on smaller commercial roofs with many openings.
Step by step
How the new roof went on
- Tear-off. The old roof came off completely. On every tear-off, each opened section is closed up again before the crew leaves, so the roof is not left open to an overnight storm.
- The deck, checked. With the old roofing off, the deck is in plain view, and anything that needs attention is dealt with before the new roof goes down.
- Modified bitumen in overlapping rolls. The new roof went down in rolls about three feet wide, each lap sealed to the next, finished with a granule-surfaced cap sheet that stands up to sun and to foot traffic.
- The parapet walls. The membrane was carried up the inside of the parapet walls, so the edges of the roof are covered in the same material as the field.
- Every opening flashed. The turbine vents, the vent pipes and the curb of the rooftop heating and cooling unit were each flashed into the new roof.
- Photos. We photographed the finished roof; those are the pictures below.
A commercial replacement or recover carries a 5-year workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies, depending on the membrane and how it is installed. The full process is on our commercial roof replacement page, and the material itself on the modified bitumen roofing page.

Questions
Commercial roof replacement in Oradell: common questions
What is a modified bitumen roof?
Modified bitumen is asphalt blended with polymers and reinforced with fiberglass or polyester. It comes in rolls about three feet wide and goes down in overlapping layers, usually a base sheet and a cap sheet, with the cap sheet surfaced in ceramic granules that protect it from the sun. It is the modern version of the old built-up asphalt roof.
How long does a modified bitumen roof last?
Typically 15 to 20 years or more. Granule loss, blisters and open laps are the signs of age to watch for, and open laps and blisters can be repaired without replacing the roof.
Does a commercial roof replacement in Oradell need a permit?
Yes. The New Jersey permit exemption for re-roofing only covers detached one- and two-family houses. Commercial and multi-family roof replacements go through the local construction office, and the code limits a building to two layers of roofing. We build those requirements into the proposal and file the paperwork.

Yes. Repairs, recovers, replacements and maintenance plans on modified bitumen, TPO, PVC and EPDM roofs in Oradell, Paramus, River Edge, New Milford, Emerson, Haworth and the rest of Bergen County. Every proposal comes in writing with photos.
