Bergen County towns we serve, with a note on the homes and roofs in each.

  • ParamusOur home base, with 1950s and 1960s houses and the Route 4 and Route 17 retail corridor.
  • RidgewoodRail-line village with neighborhoods like The Heights built from the 1890s to 1930, mature trees and a Village Center Historic District.
  • Glen RockGrew nearly sixfold between 1920 and 1960, so most roofs sit on homes now 60 to 100 years old.
  • WyckoffStill 30 percent farmland in 1940, then filled in between 1950 and 1970 with single-family homes.
  • Franklin LakesLow-density borough in the northwest corner, with lakes, larger lots and some of the most expensive homes in the county.
  • Saddle BrookPostwar township at the Parkway, I-80 and Route 46; its population more than quadrupled between 1940 and 1960.
  • MontvaleCorporate campuses off Parkway exits 171 and 172; we put a new brown-blend architectural shingle roof on a split-level home here.
  • Fair LawnHome to Radburn, the 1929 planned community, plus Cape Cods, split-levels and two-family homes.
  • HackensackThe county seat, with older two-family neighborhoods, garden apartments and a high-rise district along Prospect Avenue.
  • MahwahLargest town in the county by area, at the Ramapo Mountains, with corporate campuses off Route 17 and I-287.
  • Fort LeeDense borough at the bridge, where residential high-rises, several over 300 feet tall, mean many flat roofs.
  • TenaflyThe East Hill climbs to the Palisades, and the Magnolia Avenue Historic District holds Victorian and period homes from 1880 to 1930.

Residential roofing

Residential roofing in Bergen County

Bergen County housing is old. The median home was built in 1961, and about 29 percent of the housing stock went up before 1950. Ridgewood, Glen Rock and Tenafly have prewar homes, some of them Victorian, with steep rooflines, dormers and valleys. Paramus, Saddle Brook and Wyckoff are mostly postwar Capes, ranches and split-levels with simpler roofs. Toward the northwest, larger homes sit on bigger lots, and some older houses still carry slate or cedar. In the denser towns to the south and along the Palisades, two-family homes and rear additions often have flat sections that need a membrane, not shingles.

Roof repair in Bergen County usually starts with a leak. We find it, fix the flashing, pipe boot or damaged shingles, and warranty the repaired area for at least two years. When the roof is past repair, roof replacement in Bergen County means a full tear-off, a check of the decking, new plywood where it has gone soft, synthetic underlayment, and architectural shingles from Owens Corning or GAF. We also repair slate, install skylights, hang seamless gutters, and reflash chimneys.

Residential roof replacements carry our minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer warranty on materials where it applies. You get photos before and after. Emergency leak calls are answered Monday to Saturday 7 AM to 8 PM and Sunday 8 AM to 4 PM. Homeowners have rated us 4.9 stars on Google. Our residential roofing page covers roof repair and replacement on homes.

Commercial roofing

Commercial roofing in Bergen County

Bergen County has a lot of flat roof. The Meadowlands towns of Carlstadt, Moonachie, Teterboro and South Hackensack are full of warehouses, distribution centers and airport buildings off Route 17, Route 46, I-80 and the Turnpike. Route 4 and Route 17 through Paramus carry Garden State Plaza, Paramus Park, Bergen Town Center and miles of strip retail. Hackensack has downtown offices, the medical center, garden apartments and high-rises. Fort Lee and Cliffside Park are high-rise towns atop the Palisades, and Edgewater has condominiums and retail on the riverfront below. Add older downtowns, schools and apartment buildings, and nearly all of it is low-slope roofing.

We install and repair TPO, PVC, EPDM and modified bitumen, with membranes from Carlisle, Elevate (formerly Firestone), GAF, Mule-Hide and Versico. Commercial roof repair in Bergen County is often a seam, a drain or a curb, and we fix that. A recover goes over the existing roof and skips the tear-off; a replacement is the answer when the deck or insulation is wet. For property managers we run inspections and maintenance, with photos. Our workmanship warranty on commercial replacements and recovers is five years, and where the roof qualifies, the manufacturer system warranty runs 15 to 30 years.

Weather

Bergen County weather and your roof

Bergen County sits on the line between humid subtropical and humid continental climate. Hackensack averages a January low near 19 degrees and a July high near 86, with about 47 inches of precipitation a year, and northern New Jersey averages 40 to 50 inches of snow, more in the northwest hills. Nor’easters are most frequent from October to April, and many swing between snow and rain. That freeze-thaw cycle builds ice dams on older homes with thin attic insulation. Exposed roofs along the Palisades and in the hills take more wind, which lifts shingles and peels membrane edges. Mature oaks and maples in older towns like Ridgewood and Teaneck drop limbs and fill gutters, and dark flat roofs bake in summer, which wears seams faster.

Permits and local rules

Roofing permits and local rules in Bergen County

Under the New Jersey Uniform Construction Code (N.J.A.C. 5:23-2.7), repairing or replacing the roof covering on a detached one- or two-family house is ordinary maintenance, so no permit, inspection or notice is required. Anything beyond the roof covering, such as replacing sheathing or framing, cutting a new skylight opening, or roofing a townhouse, condo, apartment building or commercial building, needs a permit from the local construction office, and permits are handled town by town.

Paramus bars most "worldly employment or business" on Sundays by borough ordinance, so we do not schedule planned jobs there on Sundays. Ridgewood’s Historic Preservation Commission reviews exterior changes in its historic districts; repair or replacement in kind with the same materials is exempt, but changing the roof material or its look needs review. Tenafly has two local historic districts too. Rules change, so confirm before work starts.

Questions

Bergen County roofing questions

Do I need a permit to replace my roof in Bergen County?

Not for a detached one- or two-family house, where replacing the roof covering is ordinary maintenance under the state code. You do need one to replace sheathing or framing, add a skylight opening, or roof a townhouse, condo, apartment or commercial building. Check with the local construction office.

Can you work on a Sunday in Paramus?

Not for planned work. The Paramus Sunday ordinance restricts ordinary business activity, so we schedule Paramus jobs Monday through Saturday. If a storm opens up your roof, call us Monday to Saturday 7 AM to 8 PM or Sunday 8 AM to 4 PM, and we will help you protect the house.

Why do so many Bergen County homes get ice dams?

Heat leaking from the attic melts snow on the roof. The water runs down to the cold eave, refreezes, and backs up under the shingles. Bergen County has a lot of prewar and 1950s houses with shallow attics and little insulation, so it is common here. Air sealing, insulation and balanced venting fix the cause. When we replace a roof, ice and water barrier under the shingles at the eaves and valleys keeps that backed-up water out of the house.

What flat roof system should a Meadowlands warehouse or Route 17 retail building use?

It depends on the deck, insulation, rooftop equipment and use. TPO and PVC are common on warehouses, EPDM holds up on many older buildings, and modified bitumen suits smaller roofs with many penetrations. We inspect, price the options in writing, and back replacements and recovers with a five-year workmanship warranty.
