Roof repair, Bergen County

Roof repair in Bergen County, NJ

A leak in a 1925 Ridgewood colonial behaves differently from one in a 1955 Paramus Cape or a Fort Lee flat addition. We trace it to the entry point, fix that spot, and warranty the repaired area in writing for at least two years.

Bergen County leak patterns

What fails on Bergen County roofs

The age and shape of a Bergen County house tell us how a leak will travel before it shows.

  • Dormer and valley flashing on prewar roofs in Ridgewood

Ridgewood, Glen Rock and Tenafly are full of steep, cut-up prewar roofs. Where a dormer sidewall meets a valley, the original step flashing lets water onto gapped plank decking, which stains a ceiling well downhill. We fit new step flashing and weave matching shingles or slate back in.

  • Ice dams at the eaves of 1950s Capes

Paramus, Saddle Brook and Fair Lawn are full of 1950s Capes whose tight attics breed ice dams. Meltwater backs up under the shingles, and the stain grows on an outside wall after a thaw, not rain. We strip the eave, replace rotted decking and fascia, and reshingle over ice and water barrier.

  • Roof-over layers that hide the leak

Many postwar houses in Paramus and Saddle Brook carry two or three shingle layers. Water runs between the layers and surfaces at an old nail hole, so a surface patch stops nothing. We strip the section to the deck, find where the wet track starts and rebuild it as one layer.

  • Flat rear sections on two-family homes

Two-family homes in Fair Lawn and the southern towns have flat rear sections, as do Palisades condos. Summer heat bakes the dark membrane open, and the stain below is fed by a seam, drain or wall flashing uphill. That gets an EPDM, TPO or modified bitumen repair, never a shingle patch.

  • Wind-driven rain on the Palisades

Roofs on the Palisades and in the Mahwah hills take the most wind, and a nor’easter drives rain sideways into flashing. So the ceiling stains only in certain storms. On big newer Franklin Lakes homes we find step flashing caulked instead of woven in, and redo it in metal, course by course.

  • Limbs and packed gutters under Ridgewood and Teaneck oaks

Mature oaks and maples hang over the older streets of Ridgewood, Teaneck and Radburn in Fair Lawn. Limbs come down in late-winter storms, and a small-looking puncture has usually cracked the decking under it. Packed gutters overflow and rot the fascia, so we replace shingles, decking and fascia together.

What happens after you call

From your call to a written price

The steps are the same in all 70 Bergen County towns.

  1. Tell us the town, house and storm

Call (201) 881-2431 or send photos, and tell us the town, the house and which weather brings the leak. A thaw-time stain in a Wyckoff Cape means the eave, and a nor’easter-only stain means a windward wall.

  2. Attic first, then the roof

On a Cape we start at the knee-wall hatch, where the low attic shows the water path. Then we hose one suspect at a time with someone below watching for the first drip.

  3. We check the town rules

A roof covering repair on a detached one- or two-family house needs no permit, but replacing rotted sheathing under the leak does. We file the permit when one is needed and check historic-district rules in Ridgewood and Tenafly.

  4. A written price before work starts

Repairs are priced after the inspection, in writing, and nothing happens until you approve. If a layered Fair Lawn roof is near the end of its life, we say so rather than patch it.

  5. The repair, photos and warranty

We put in new metal where flashing failed and use matched shingles or membrane. You get photos of the finished work, and the written warranty on that area runs at least two years.

Honest triage

Repair the section, or replace the roof

On a 1920s Ridgewood or Tenafly roof, one failed valley or chimney does not condemn the roof, so we repair the section. Our roof repair page has the general guide, and the lists below are the Bergen County version.

A 1955 Saddle Brook Cape carrying two or three layers of shingles is a different case. Once it leaks in several places, a patch just moves the water along. In that case we price a replacement, and financing is available. Still, most leaks we see are one failed spot on a roof with years left.

A repair is enough when

  • One valley, chimney or dormer wall failed on an otherwise sound prewar roof
  • A limb or gust damaged one slope on a roof under 15 years old
  • Ice dam damage stayed at one eave and the deck above is dry
  • One seam or wall flashing opened on an otherwise sound flat section

Replacement makes more sense when

  • A layered 1950s Cape or split-level leaks in more than one place
  • The south slope is cracked and bald while the north slope holds moss
  • The plank deck feels soft underfoot in several places
  • A flat membrane has shrunk from the walls and every seam is patched
Before and after: failed chimney flashing on a shingle roof replaced with new step flashing and counter-flashing
Before and after on a chimney: the old flashing was the leak, and new step and counter-flashing fixed it without touching the rest of the roof.

Flat and commercial roofs

Commercial roof repair in the Meadowlands and along Route 17

Carlstadt, Moonachie and Teterboro in the Meadowlands are mostly warehouses and airport buildings off Route 17 and I-80. Route 4 and 17 through Paramus carry Garden State Plaza, Paramus Park, Bergen Town Center and miles of strip retail. Nearly all of it is low-slope, and most calls are a seam, drain or curb.

We repair EPDM, TPO and modified bitumen, and a commercial or apartment building can need a permit, which we handle. Commercial repairs carry a minimum 2-year workmanship warranty, with details on our commercial roof repair page. A recover or replacement carries a 5-year workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies.

Storm damage

Emergency roof repair, seven days a week

Nor’easters run from October to April, peeling slopes in Fort Lee and dropping limbs through Ridgewood roofs. Emergency leak calls are answered Monday to Saturday 7 AM to 8 PM and Sunday 8 AM to 4 PM. The first visit stops the water with a fastened tarp or a membrane patch. Our emergency roof repair page covers what to do inside.

Before anything is covered we photograph the damage from the roof and the attic for your insurance adjuster. Sandy in 2012, Isaias in 2020 and the remnants of Ida in 2021 each damaged roofs across Bergen County. A tarp left through a freeze-thaw winter soaks the decking, so the real fix should not wait.

  • “Ervin and his crew did excellent job repairing my roof!”

    — John S., Google review
  • “I had a tiny hole in my EPDM roof. I looked online at the average cost to repair this in the area, and it said $200-500. I called the first roofer, got a 2500 estimate. Then, I got another estimate for 1100. Not only did Ervin give me a reasonable estimate, he came within the hour and fixed the roof. He was prompt, fair, and honest. 10/10”

  • “ProTech Roofing provided a diagnosis and plan to repair a leak in my roof at a reasonable price and in the time frame I required. Ervin and his team worked quickly and efficiently to repair the leak on schedule. It rained heavily a day after the job was completed and there was no leak, demonstrating Ervin’s diagnosis and repair were correct and effective.”

Questions

Bergen County roof repair questions

Why does my roof only leak in some storms?

Wind-driven rain is the usual reason. A storm out of the northeast pushes water sideways into flashing that ordinary rain never reaches. Tell us which storms bring the leak and which way that wall faces.

Do I need a permit for a roof repair in Bergen County?

Not for the roof covering on a detached one- or two-family house, which New Jersey calls ordinary maintenance. You need one to replace sheathing or framing, or for a new skylight opening. A townhouse, condo, apartment or commercial roof can need one too, and we pull whatever permit the job needs.

Can you repair a roof in a Ridgewood historic district?

Yes. Ridgewood exempts repair in kind with the same materials from Historic Preservation Commission review, but changing the material or look needs review. Tenafly has two historic districts too, and we confirm the rules before work starts.

Is it an ice dam or a real leak?

Ice dam damage shows high on an outside wall and grows after a thaw, not after rain. Frost on attic nail tips that drips on the first warm day is condensation, not a leak.

What does a roof repair cost in Bergen County?

We price every repair after an inspection, in writing, because what sits under the shingles decides the job. The same flashing repair over rotted plank decking is a different day of work.

Do you repair flat roofs on two-family homes?

Yes, usually at the flat rear section where an addition meets the main house. The fix is membrane seam and flashing work, not a shingle patch. An attached two-family house can need a permit, so we check with the town.
