Roof repair
Finding the real leak on a Chester roof
A ceiling stain often shows up some distance from the opening that caused it. Water gets in where the roof is cut or joined, at a pipe boot, a skylight curb, a valley or the flashing along a wall, and then runs along the wood before it drips. So when the attic is reachable we start up there, follow the trail back to the entry point and then inspect the roof directly above it. The repair itself uses fresh metal and materials matched to the roof you have. A bead of caulk by itself usually gives out after a season or two, so we never rely on it as the repair. Photos show you the problem and the completed work.
- Rubber boots around plumbing vents that have cracked or split
- Skylights letting water in at the curb or the frame
- Sidewall and dormer flashing, plus chimney step flashing, counter-flashing, crickets and chase covers
- Valleys and shingles damaged by wind, ice or a falling limb
- Low-slope roofs over porches, additions and garages
- Storm damage, where a tarp or temporary patch keeps the water out until the permanent repair is made
Every permanent repair carries a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. Emergency tarps and temporary patches are not covered. Should the rest of the roof be nearing replacement anyway, you will hear it from us before any money goes into a repair. Our roof repair page goes into more detail.
Deck to ridge
Chester roof replacement, built as a full system
When repairs stop making sense, the old roofing comes off completely, down to the wood deck, so nothing gets buried under new shingles. Soft, rotted or delaminated sheathing is cut out and replaced, giving every fastener sound wood to grip. After that, the layers go on in order:
- Eaves and rakes trimmed with metal drip edge that carries runoff past the fascia
- Ice and water barrier wherever ice dams or wind-driven rain could push water in: the eaves, each valley, and around chimneys, skylights and vents
- On the remaining deck, synthetic underlayment, which stands up far better than old-style felt
- A starter course along every edge, which lets the first row of shingles seal against wind
- Your choice of architectural shingle line and color, from makers such as Owens Corning and GAF, nailed to the manufacturer’s pattern, with algae-resistant lines that suit roofs under trees
- Flashing replaced, not reused: fresh step and counter-flashing at walls and the chimney, and a new boot on every pipe
- Intake vents at the soffits balanced by a ridge vent at the peak, finished with matching hip and ridge caps
Before the first shingle comes off, shrubs, paths and the AC unit get covered. Tear-off moves section by section, and every opened section is closed up again before the crew leaves for the night. Rotted wood found under the old roof is photographed and shown to you, then replaced at the unit price your estimate already lists, by the sheet or by the foot. The job ends with the old roofing hauled away, a magnet run over the lawn and driveway, and photos of your finished roof. Your new roof is backed by a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer’s warranty on the materials. Step-by-step details are on our roof replacement page, and shingle choices on the shingle roofing page.
Repair or replace?
How we decide what a Chester roof needs
We look over the whole roof, check the attic when there is a way in, and use a drone where it helps. When the roof is healthy except for one failed piece of flashing, the price you get is for fixing that flashing. Shingles that curl, patches worn bare, or leaks turning up in more than one place point to a replacement, and the photos show you why. If a repair will do the job, that is what we recommend. We never push a new roof on a house that does not need one.
Shops and businesses
Chester commercial roofing, from Route 206 to Main Street
Whether the business is in the borough or the township, we work with single-ply TPO, PVC and EPDM, and with modified bitumen. The work includes:
- Repairs to seams, flashings, drains and punctures, done in the same membrane that is already there
- A recover over the existing roof, or a complete tear-off, with insulation and drainage planned in
- Scheduled maintenance: an inspection first, then a plan sized to the roof’s condition and to what the owner or manager wants done
- Silicone, acrylic and aluminum roof coatings, offered on commercial flat roofs only
Proposals arrive in writing with photos, which makes it easy to brief an owner or a board. Deliveries, lift time and the loudest work are planned around your hours, entrances are kept safe and the site is cleaned up every day, so the business keeps operating while the roof is done. A replacement or recover carries a 5-year workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies, depending on the membrane and how it is installed. More on commercial roofing.
Beyond the shingles
Flashing, skylights, gutters and slate in Chester
Each of these comes with its own written estimate and photos.
-
Chimney Flashing Repair
Instead of more cement smeared over tired metal, the old flashing is replaced with new step and counter-flashing, plus a cricket or chase cover where one belongs.
-
Skylights
An aging skylight is worth swapping out while the roof is open. One in sound shape may need only new flashing.
-
Slate Repair
Cracked or slipped slates swapped for matching pieces, held by copper or stainless slate hooks instead of face nails. Valleys get copper flashing, and no tar ever goes on the slate.
-
Gutters and Guards
Seamless aluminum fitted to each run on closely spaced hidden hangers, after the fascia behind it is checked. Gutter guards as well, with an honest word on whether they pay off under your trees.
-
Storm Damage
When a storm or a fallen limb opens the roof, keeping water out comes first. Photos and a written repair plan follow, which is what an insurance adjuster asks for.
-
Deck and Balcony Membranes
Dec-Tec PVC, a surface you can walk on, for balconies and decks that let water into the garage or rooms underneath.

What customers say
From our Google reviews
One new roof and one repair, each review quoted exactly as written.
“We got a new roof with vent installation, new fascia and soffits with aluminum cladding, and new gutters and downspouts. The price was reasonable, work began and ended on schedule, and the work was thorough and well-executed, as was the clean-up. The work to be done and potential issues were addressed well in the consultation, so there were no surprises.”

Questions
What people in Chester ask about their roofs
Do you work in Chester Township as well as Chester Borough?
Yes. Chester Township forms a ring around the borough, and we do roof repairs and roof replacements in both, from the center of the borough out to Upper Ironia, Horton and Mount Paul.
Our roof leaks after heavy snow. What is going on?
Usually one of three things: an ice dam at the eaves, meltwater working its way under tired flashing, or shingles the wind has loosened. We find which one it is and repair it. On a new roof, ice and water barrier goes in at the eaves, in the valleys and around every opening, and the attic gets balanced ventilation, both of which help against winter leaks.
Can you repair or replace the flat roof on a store or shopping center along Route 206?
Yes. Whether the membrane is TPO, PVC, EPDM or modified bitumen, we repair it, recover it or replace it, and we set up maintenance plans, each opening with an inspection. Coatings are available as well, on commercial flat roofs only. You get the proposal in writing with photos, and the work is planned around your hours.
Which warranties come with a new roof, a repair or a commercial roof?
For a new roof on a home: a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer warranty on the materials. For a permanent repair: a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. For a commercial replacement or recover: a 5-year workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies, depending on the membrane and how it is installed. Emergency tarps and temporary patches are not covered.
Is there a fee for the inspection and written estimate?
None. Inspecting and photographing the roof and putting the estimate on paper are all at no charge, and whether you go ahead is entirely up to you.
Which neighboring towns do you serve besides Chester?
Within Morris County, Chester Township borders Mendham Township, Randolph, Roxbury, Mount Olive and Washington Township. We work in all of them and across the rest of the county.
