Repairs on complex roofs

Franklin Lakes roof repair, traced to the source

A big roof with many intersecting planes gives water plenty of ways in: a valley full of wet leaves, tired step flashing along a dormer wall, a skylight, a cracked pipe boot. If we can get into the attic, the search for the leak begins there. We follow the stain back along the wood to the point where water enters, check that point from the roof, and photograph what we find.

The repairs we handle on Franklin Lakes roofs include:

  • Leaking valleys, and shingles lifted or torn off by wind
  • Step flashing and counter-flashing at dormer walls, sidewalls and chimneys
  • Skylight flashing, and skylights at the end of their service life
  • Cracked pipe boots, vent flashing and ice dam damage
  • Flat and low-slope roofs over porticos, bays and sunrooms. See flat roofing.
  • Storm damage and fallen limbs: first we stop the water, then we plan the permanent repair.

Every fix is made with new metal and materials that match the roof, because caulk on its own is only a patch. A permanent repair is backed by a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. Emergency tarps and temporary patches are not covered. Read more about roof repair and emergency roof repair. For roof repair and replacement on homes, see residential roofing.

Setting

Woods, water and weather exposure

Acre lots under mature hardwoods mean shade, moss, leaf-packed valleys and the occasional limb through a skylight. Homes on the lakes and on higher ground also catch more wind. After a nor’easter or a summer squall, walk the property and look for shingles on the lawn, bent ridge caps or branches on the roof. If you find any of these, our roof repair page for Bergen County explains what happens after you call, from the inspection to a written price.

On a big, steep roof, snow slides too. Snow guards above entries, garage doors and walkways keep it from coming down all at once.

Tear-off and new roof

Roof replacement for large Franklin Lakes homes

A new ProTech roof is a complete system with no skipped layers, and on a large Franklin Lakes home that means every hip, valley and wall done right. All of the old roofing comes off, down to bare wood. We cut out any soft or rotted decking and put in new boards or plywood, because nails need solid wood to hold. Then we build the roof back up, part by part:

  • Edges. Metal drip edge on every eave and rake, with ice and water barrier at the eaves.
  • Valleys. Ice and water barrier the full length of every valley, where a big roof moves the most water.
  • Walls and dormers. New step flashing and counter-flashing wherever a roof plane meets a wall, a dormer or a chimney.
  • Skylights and pipes. Ice and water barrier around each opening, then new flashing and new pipe boots.
  • The main slopes. Synthetic underlayment on the remaining deck, then architectural or designer shingles by Owens Corning, GAF or another maker, fastened the way that maker specifies.
  • The attic. Balanced ventilation, with intake at the soffits and exhaust at the ridge.

On shaded Franklin Lakes lots under tall trees, ask about algae-resistant shingles. If your skylights are at the end of their service life, we can replace them together with the new roof.

Residential replacements carry a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer’s warranty on the materials. The shingle roofing and roof replacement pages explain each layer in more depth.

Our approach

How we handle a large custom roof

  • Drone and on-roof inspection so nothing on a tall, steep roof goes unseen, with photos you can review from your kitchen table
  • A section-by-section plan. We tear off one section at a time, so no part of a big house is left open overnight.
  • Property protection. Tarps and boards over landscaping, pavers, pool areas and AC units, and a plan for where the dumpster and materials go.
  • Every flashing replaced. Step, counter, valley, skylight and chimney. Copper where the house calls for it.
  • Ventilation worked out for cathedral ceilings and complex attics, which standard ridge vents alone do not always solve
  • A clean site every evening and a magnet sweep of lawns and driveways

Questions

Answers for Franklin Lakes homeowners

Our roof has a lot of valleys and dormers. Can you track down the leak?

Yes. On a roof like that, water usually gets in at a valley, along the step flashing at a dormer or sidewall, around a skylight or at a pipe boot. We find the spot where it enters and fix it with new metal and matching materials, on shingle and slate roofs alike, and you see before and after photos of the spot. The permanent repair is backed by a minimum 2-year workmanship warranty on the repaired area, in writing.

How would you replace a large, steep roof like ours in Franklin Lakes?

We plan it section by section. Each part of the roof is taken down to bare wood, any rotted decking is swapped out, and the eaves, the valleys and every opening are lined with ice and water barrier. New flashing goes in at each wall, dormer and chimney as the shingles go on. Residential replacements carry a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer warranty on the materials.

How long does a large roof replacement take?

It depends on the size and pitch of the roof, the number of skylights and dormers, how much flashing there is and whether rotted decking turns up. Your written estimate lays out the full scope, and we give you a schedule with it.

Should I replace my skylights along with the roof?

If they are more than 15 years old, yes. It costs far less while the roof is open, and it means the new roof is not cut into a few years later. We price each skylight separately so you can decide.

Is my part of Franklin Lakes in your service area?

Yes. We work on homes and commercial buildings in every part of Franklin Lakes, from Shadow Lake and Crystal Lakes to Campgaw and Pulis Mills. We also cover Wyckoff, Paramus and other Bergen County towns.

Can you work around my landscaper or pool company?

Yes. Tell us what else is happening on the property and we will plan deliveries, dumpster placement and protection around it.

Need a roofer in Franklin Lakes?

We will inspect the whole roof by drone and on foot, and put everything in writing.
