Complete tear-off

Harding Township roof replacement

When repairs no longer make sense, the old roof comes off completely, down to bare wood. Rotted or delaminated boards and plywood are swapped for sound ones, so the new nails have something solid to hold. The new roof then goes on as a full system, layer by layer:

  • A metal drip edge at every eave and rake, so runoff drops clear of the fascia boards
  • Ice and water barrier at every eave, valley, chimney, skylight and plumbing vent, as cheap insurance against ice dams and wind-driven rain
  • Everywhere else on the deck, synthetic underlayment, which holds up much better than old felt paper
  • A starter strip at every edge, so the first course of shingles seals against wind
  • Architectural shingles from a brand such as Owens Corning or GAF, in the color you pick, nailed in the pattern the manufacturer specifies, with algae-resistant lines for roofs shaded by trees
  • All-new step flashing, counter-flashing and pipe boots wherever the roof meets a wall, a chimney or a pipe, since worn flashing is never reused
  • Balanced ventilation, with fresh air in at the soffits and warm air out through a ridge vent, topped with matching hip and ridge caps

Plantings, walkways and AC units are covered before tear-off begins. The tear-off moves one section at a time, and no part of the house is left open overnight. If the crew finds bad decking, you see photos of it before it is replaced at the per-sheet or per-foot rate already listed in your estimate. At the end, old roofing is hauled off, a magnet is run over the lawn and driveway to catch loose nails, and you get photos of the completed roof. The new roof is backed by a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer’s warranty on the materials. When the roof leaks

Harding Township roof repair

Where trees overhang a house, leaves pile up in the valleys, shaded slopes stay damp and a storm can bring a limb down onto the shingles. When a Harding Township roof leaks, we start in the attic if there is a way in, trace the stain back to its source and then inspect the roof right above it. The fix is made with matching materials and new metal flashing rather than a bead of caulk, because sealant on its own is a patch that gives out in a season or two. You get photos of the cause and of the completed fix. Repairs we take on include:

  • Valleys packed with leaves, where water backs up under the shingles
  • Worn flashing along dormers and sidewalls
  • Chimney flashing, crickets and chase covers
  • Flashing around skylights, and pipe boots that let water through
  • Shingles torn, lifted or creased by wind or a falling branch
  • Low-slope sections over porches, sunrooms and additions

Each permanent repair comes with a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. Emergency tarps and temporary patches are not covered. When the roof as a whole is nearing the end of its life, we point that out before you put money into a repair. Details are on the roof repair page, and storm damage is explained on the emergency roof repair page.

Flashing details

Chimney flashing and skylights on Harding roofs

A chimney or a skylight is an opening in the roof, and the flashing around it is where many leaks begin. We do not patch chimney flashing with more cement. The old metal comes off, and new step flashing and counter-flashing are installed the way flashing is meant to work. A wide chimney also gets a cricket, a small peaked section on the uphill side that turns water around the chimney so it does not collect behind it. Where a chimney is boxed in and covered in siding, we also replace a rusted chase cover on top. Every new roof we put on includes new chimney flashing, because old flashing under new shingles is the most common cause of leaks on a new roof.

Skylights that are getting old are worth replacing while the roof is open, so the new roof never has to be cut into later. A skylight that is still in good condition may only need new flashing. Our chimney flashing and skylights pages have the details.

Reviews

In our customers’ own words

Both quotes come from Google, with no words changed.

  • “Ervin and his crew were professional, easy to communicate with, and showed up on time. They found an issue with the valley that ended up needing a full replacement instead of a simple repair, and explained everything clearly before moving forward with the extra work. The job was finished neatly, everything looks solid, and they cleaned up well after.”

  • “The roof installation was completed perfectly, with excellent attention to detail and a high level of craftsmanship. The crew kept the work area clean throughout the project, and the pricing was very fair for the quality of work provided.”

Questions

Your Harding Township roof questions, answered

Which parts of Harding Township do you serve?

All of it, including New Vernon, the Harding side of Green Village, Mount Kemble Lake and homes along roads such as Spring Valley Road, Glen Alpin Road, Lees Hill Road and Mount Kemble Avenue.

Our roof has long valleys and several dormers. How do you replace a roof like that?

Section by section. We strip only as much as the crew can close up again before leaving, so the house is never exposed overnight. Ice and water barrier goes into every valley and along the eaves, each dormer and chimney gets new flashing, and the roof is finished in architectural shingles. It comes with a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer warranty on the materials.

Our roof leaks in one place. Do we need a new roof?

Often not. When the rest of the roof is in good shape and the leak comes from a single flashing or one damaged section, the estimate covers that repair alone. A full roof replacement makes sense when the shingles are curling or showing bare spots, or when water is getting in at different points across the roof, and we tell you the reasons. We check every slope, plus the attic when it can be reached, and you see the photos before anything is decided.

A tree limb landed on the roof. What should we do first?

If water is coming in, call rather than sending the form. Stopping the water comes first, with a tarp or a temporary patch, although nobody goes onto a roof in lightning, high wind or ice. After that, we document the damage in photos and put the permanent repair in a written plan. Those photos and that written scope are what your insurance adjuster needs. The tarp itself is not under warranty; the permanent repair is.

Do you charge to inspect the roof or write an estimate?

No. Inspecting the roof, taking photos and putting the estimate in writing cost you nothing and commit you to nothing.

Do neighboring towns fall in your service area too?

They do. We cover all of Morris County, so Harding neighbors such as Mendham Township, Morris Township, Madison, Chatham Township and Long Hill Township are part of our area.
