Where we work

Roofing across Hudson County

Hudson County is rowhouses, brownstones, two- and three-family homes with flat roofs, and warehouses along the Meadowlands. We repair and replace all of them: shingle roofs in Bayonne and Kearny, membranes on flat roofs across the county, and TPO, PVC and EPDM on commercial buildings. Estimates are free, in writing, and spell out scope, materials and price.

We serve all 12 Hudson County municipalities. Here is what roofs look like in each.

  • Jersey CityBrownstones and rowhouses Downtown, older two- and three-family homes in the Heights and Greenville, and five local historic districts.
  • HobokenMasonry rowhouses of three to five stories from the 1800s and early 1900s, with flat roofs and shared parapets.
  • BayonneA peninsula of one- and two-family homes, most with shingle roofs and flat rear sections, plus Route 440 retail and Port Jersey.
  • Union CityOne of the most densely built cities in the country, with brownstones, two-family homes and mixed-use buildings on Bergenline Avenue.
  • West New YorkOlder multi-family buildings on the hill and high-rises along Boulevard East, with most residents renting.
  • North BergenSecond only to San Francisco in hills per square mile, with older multi-family housing on the ridge and Meadowlands warehouses below.
  • GuttenbergFour blocks long and the most densely populated municipality in the country, with attached row houses and the Galaxy Towers.
  • WeehawkenOlder homes on the Bluff and in the Heights, newer townhouses and high-rises at Port Imperial.
  • SecaucusThe most suburban town in the county, with older single-family homes, townhouses at Harmon Cove, and warehouses off Route 3.
  • KearnyOlder one- and two-family homes on the streets off Kearny Avenue, and big distribution roofs in South Kearny.
  • HarrisonOlder housing in a compact former mill town, with new buildings rising on a 275-acre waterfront redevelopment area.
  • East NewarkThe smallest municipality in the county at 0.12 square miles, with about 920 homes and the old Clark Thread Company mill.

Residential roofing

Residential roofing in Hudson County

The median Hudson County home was built around 1970, close to three in ten date from before 1940, and fewer than one in ten are detached single-family houses. The rest are rowhouses, two- and three-family homes and apartment buildings, and about seven in ten households rent. That means flat or low-slope roofs on most blocks: modified bitumen, EPDM, or old tar and gravel over plank decks, often two or three layers deep. Sloped shingle roofs are common in Bayonne, Kearny and Secaucus, and some pre-war homes still have slate.

On flat roofs, the trouble spots are seams, parapet walls and coping, drains and scuppers, pipe flashings, and low spots that hold water. When a neighbor botches the flashing at the shared wall, the leak often shows up on your side. On sloped roofs, we see ice dams over unvented attics and failed chimney flashing.

Roof repair in Hudson County means tracing the leak to its source and backing the fix with a written workmanship warranty of at least two years on the repaired area. Roof replacement in Hudson County means a tear-off to the deck, new wood where needed, and Owens Corning or GAF architectural shingles or a new membrane, with a minimum 15-year written workmanship warranty, longer depending on the roofing product, plus the manufacturer warranty on materials where it applies. We also repair slate, replace skylights, install seamless gutters, and flash chimneys. Financing is available. See residential roof repair and replacement for how we handle shingle, slate and flat roofs on homes.

Commercial roofing

Commercial roofing in Hudson County

Secaucus, North Bergen and South Kearny have warehouse and distribution buildings, some with a single roof covering several acres. Bergenline Avenue runs 4.4 miles through Union City, West New York, Guttenberg and North Bergen with more than 300 stores, many in mixed-use buildings with apartments upstairs. Jersey City has office and retail around Exchange Place, Newport and Journal Square, plus schools and walk-up apartment buildings.

For owners and property managers, we install and repair TPO, PVC, EPDM and modified bitumen roofs with membranes from Carlisle, Elevate (formerly Firestone), GAF, Mule-Hide and Versico. A recover saves the cost of a tear-off when the old roof is dry and sound; otherwise we replace it. Commercial roof repair in Hudson County is often a seam, a drain or a curb, and we fix that. We also run scheduled inspections and maintenance, with photo reports. Replacements and recovers carry a 5-year workmanship warranty, plus manufacturer system warranties of 15 to 30 years where the roof qualifies.

Weather

What Hudson County weather does to a roof

Hudson County averages about 26 inches of snow and 48 inches of rain a year. The Palisades rise about 300 feet at Weehawken, and the ridge towns from Union City to North Bergen are exposed to wind off the Hudson that lifts loose membrane edges and coping. Flat roofs with clogged drains and scuppers hold water for days after a big storm. Black flat roofs bake in summer. In winter, snow melts and refreezes at drains and parapets, and sloped roofs in Bayonne and Kearny get ice dams. Trees are not the main threat here. Wind, sun, standing water and freeze-thaw are.

Permits and local rules

Permits and local rules in Hudson County

Under the New Jersey Uniform Construction Code, repairing or replacing the roof covering on a detached one- or two-family house is ordinary maintenance and needs no permit. Many Hudson County homes are attached, and the rules for attached homes, three-families, condos and commercial buildings are different, so a permit or a notice to the town is often required. Any job that replaces sheathing or framing or cuts a new skylight opening needs a permit. We confirm with the town construction office before work starts and handle any permit.

Jersey City has five local historic districts: Hamilton Park, Harsimus Cove, Paulus Hook, Van Vorst Park and West Bergen-East Lincoln Park. Routine repairs there usually get a staff-level Certificate of No Effect; rooftop additions need a Certificate of Appropriateness. Hoboken reviews exterior work visible to the public in its historic district. Hours are limited too. Jersey City allows construction 7 a.m. to 6 p.m. on weekdays with narrower weekend windows, and Hoboken 8 a.m. to 6 p.m. on weekdays, with weekend repairs to existing homes only from 10 a.m. to 4 p.m. Confirm details with the town.

Questions

Hudson County roofing questions

Do I need a permit to replace the roof on a rowhouse or two-family in Hudson County?

Usually yes. The state exemption covers only detached one- and two-family houses. If your home shares a wall or has three or more units, the town will want a permit. We will tell you which rule applies when we quote the job.

Can you replace a flat roof in Hudson County during the winter?

Yes, on the right days. Modified bitumen and many single-ply systems go down fine in cold weather if the deck is dry and the temperature stays within the limits the manufacturer sets. We do not roof in rain or snow.

What happens when I call about a roof leak in Jersey City or Bayonne?

We answer the phone Monday to Saturday 7 AM to 8 PM and Sunday 8 AM to 4 PM. If water is coming in, we make the roof watertight first, then plan the permanent repair.

Should a Hudson County property manager recover or replace a commercial roof?

If the insulation is dry and the deck is sound, a recover adds a new membrane over the old roof and avoids a tear-off. If the insulation is wet or there are already two roofs on the building, replace it. We inspect first and price each option in writing.
