Residential roofing

Residential roofing in Morris County

Morris County had 197,722 housing units in the 2020 census, just over 70 percent owner-occupied. The median home dates from 1971, and about one in seven was built before 1940. Most houses are post-war colonials, split-levels, ranches and bi-levels under asphalt shingles. Morristown, Madison, Chatham, Boonton and Dover have Victorian and colonial-era homes with steep pitches, and some still carry slate or cedar. Lake communities in Denville and on Lake Hopatcong began as summer colonies, and many cottages there were winterized years later.

Each type has a weak spot. Post-war houses often carry two or three shingle layers, tight attics and low-slope sections over additions. Older homes have complex flashing at dormers, chimneys and valleys. Converted cottages have shallow attics and little ventilation, which means ice dams. Large newer homes have big hip roofs with long eaves and many corners.

Roof repair in Morris County starts with finding the leak, and for storm damage you can call Monday to Saturday 7 AM to 8 PM or Sunday 8 AM to 4 PM. For roof replacement in Morris County we tear off to the deck, replace bad plywood, and install Owens Corning or GAF architectural shingles with ice and water barrier at the eaves and valleys. We also repair slate, replace skylights, install seamless gutters, and reflash chimneys. Replacements carry a minimum 15-year written workmanship warranty, longer depending on the roofing product. Repairs carry at least two years on the repaired area. Manufacturer material warranties apply where they qualify. The home roofing page covers repairs and new roofs on houses.

Commercial roofing

Commercial roofing in Morris County

Morris County has a lot of flat roof. Parsippany sits at the crossroads of I-80, I-287, Route 46 and Route 10, and offices line them. Whippany holds headquarters such as Bayer and Suburban Propane, Florham Park has the BASF North American headquarters off Route 24, and Rockaway Townsquare sits along I-80 in Rockaway Township. Add downtown blocks in Morristown, Madison, Boonton and Dover, apartment buildings, and schools in 39 towns. Nearly all of it sits under a low-slope membrane.

ProTech repairs, recovers and replaces commercial roofs with TPO, PVC, EPDM and modified bitumen, using membranes from Carlisle, Elevate (formerly Firestone), GAF, Mule-Hide and Versico. Commercial roof repair in Morris County usually means tracing a leak to a seam, drain or curb. When a roof is worn out, we tell you in writing whether a recover will work or you need a replacement. Property managers can schedule inspections and maintenance, with a photo report after every inspection. Commercial replacements and recovers carry a 5-year workmanship warranty and, where the roof qualifies, manufacturer system warranties of 15 to 30 years.

Weather

What Morris County weather does to a roof

Morris County averages about 29 inches of snow and 50 inches of precipitation a year, and January averages 29 degrees. Elevation climbs from the Passaic River valley to 1,395 feet in western Jefferson Township, and the state climatologist puts the northern highlands at 40 to 50 inches of snow a year. In the January 19, 2025 storm, observers measured 7.6 inches in Mount Olive and 6.8 in Randolph, against 4.7 in Parsippany. More snow on a hillside roof means heavier loads, slower melts and more ice dams. Wooded lots are common, so gutters clog, limbs fall and shaded shingles grow moss. In summer, flat roofs bake and tired seams open.

Permits and local rules

Permits and local rules in Morris County

New Jersey uses one statewide code, enforced by the construction office in each town. Under N.J.A.C. 5:23-2.7, repairing or replacing the roof covering on a detached one- or two-family house is ordinary maintenance, so no permit, inspection or notice is required. The exemption stops there. Replacing sheathing or framing, cutting a new skylight opening, and any roofing on townhouses, apartment buildings, offices, warehouses or schools calls for a permit, and we pull it first.

Historic districts add a step. Morristown, Madison and Chatham Borough each have a historic preservation commission that weighs in on exterior changes to designated properties, so a roof that changes material or color there can need review first. Work hours and noise rules are set town by town, and we schedule tear-offs and deliveries inside them. Confirm with your construction office before you rely on this.

Questions

Morris County roofing questions

Do I need a permit to replace my roof in Morris County?

Not for a like-for-like shingle replacement on a detached one- or two-family house, which the state code calls ordinary maintenance. You do need one to replace sheathing or framing, cut a new skylight opening, or roof an attached home, a multi-family or a commercial building. We confirm with your town first.

Which parts of Morris County get the most snow?

The northern and western hills. The state climatologist puts average snowfall in the northern highlands at 40 to 50 inches a year, against about 29 for the county as a whole. Up high, ask about extra ice and water barrier and attic ventilation.

Can you reroof a converted lake cottage in Denville or on Lake Hopatcong?

Yes. Many of those houses started as summer places, so attics are often shallow and framing is light. We check the decking during tear-off, replace what is soft, add ventilation where the roof allows, and run ice and water barrier well up from the eaves.

Do you handle flat roofs on office and industrial buildings in Morris County?

Yes. We repair, recover and replace TPO, PVC, EPDM and modified bitumen roofs on offices, warehouses, retail and apartments. Replacements and recovers carry a 5-year workmanship warranty, plus a 15 to 30 year manufacturer system warranty where the roof qualifies. Repairs carry a minimum 2-year warranty on the repaired area.
