Residential roofing
Residential roofing in Passaic County
Passaic County has about 186,000 housing units, a median build year of 1956, and close to four in ten homes built before 1950. In Paterson, Passaic, Clifton and Haledon that means two- and three-family houses, Victorians with turrets, Colonial Revivals and Tudors around Eastside Park, and slate on some of the oldest homes. In Hawthorne, Wayne, Totowa and Little Falls it means Cape Cods, Colonials, ranches and split-levels, many re-roofed more than once. In the Highlands, lake cottages turned year-round homes sit on wooded lots under deep snow.
The problems follow the housing: plank decking under layers of asphalt, low-slope rear additions that were shingled when they needed a membrane, ice dams on Cape Cods with tight attics, and turrets and valleys that need careful flashing.
Roof repair in Passaic County is mostly leaks at pipe boots, valleys, walls and chimneys, and we fix them at the source. Roof replacement in Passaic County means a full tear-off, new wood where needed, ice and water barrier at eaves and valleys, and architectural shingles from Owens Corning or GAF. We also repair slate, replace and flash skylights, install seamless gutters, and reflash chimneys. We take emergency leak calls Monday to Saturday 7 AM to 8 PM and Sunday 8 AM to 4 PM. Residential replacements carry our written minimum 15-year workmanship warranty, longer depending on the roofing product, plus the manufacturer’s warranty on materials. Repairs carry at least two years on the repaired area. Financing is available. For houses, see roofing for homes in North Jersey.
Commercial roofing
Commercial roofing in Passaic County
Passaic County was built on mills, and Paterson and Passaic still have brick mill and warehouse buildings and mixed-use blocks with stores below and apartments above. Clifton carries retail and office along Routes 3, 46 and 21. Totowa Commerce Park has 13 buildings and more than 500,000 square feet of industrial space at Route 46 and Interstate 80. Add Willowbrook Mall in Wayne, the schools, two university campuses and the apartment buildings that hold about a quarter of Paterson’s housing, and there is a lot of flat roof to keep watertight.
For owners and property managers we install, repair and maintain TPO, PVC, EPDM and modified bitumen with membranes from Carlisle, Elevate (formerly Firestone), GAF, Mule-Hide and Versico. Commercial roof repair in Passaic County starts with a roof walk and a written report with photos. A dry, sound roof can often take a recover instead of a tear-off; a wet one gets replaced. Property managers can put us on an inspection and maintenance schedule. Commercial replacements and recovers carry our 5-year workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies.
Weather
What Passaic County weather does to a roof
Passaic County runs from about 20 feet above sea level in Clifton to about 1,480 feet on Bearfort Ridge in West Milford. The state climatologist puts northern New Jersey snowfall at 40 to 50 inches a year, with winters that can run more than ten degrees colder than the shore. That means ice dams in Ringwood and West Milford, tree limbs and wet leaves on lake-community roofs, wind-driven rain at flashings during nor’easters, and summer heat baking the flat roofs of Paterson and Passaic. So we run ice and water barrier at eaves, valleys and penetrations, and check attic ventilation on every estimate.
Permits and local rules
Permits and local rules in Passaic County
Under the New Jersey Uniform Construction Code, repairing or replacing the roof covering on a detached one- or two-family house is ordinary maintenance and needs no permit. A permit is needed when the job goes beyond the covering: replacing sheathing or framing, cutting a new skylight opening, or any work on a townhouse, multi-family or commercial building. We confirm with the construction office and handle any permit. Work-hour and noise rules vary by town, so check with your local construction office.
Paterson adds a step. Its Historic Preservation Commission reviews building permit applications for exterior alterations in the Great Falls, Downtown Commercial, Eastside Park and Court House historic districts, and on designated landmarks. Plan for lead time there.

Questions
Passaic County roofing questions
Do I need a permit to replace my roof in Passaic County?
Not for a shingle replacement on a detached one- or two-family house; New Jersey treats that as ordinary maintenance. You do need one to replace sheathing or framing, cut a new skylight opening, or work on a townhouse, multi-family or commercial building.
My house in West Milford or Ringwood gets ice dams every winter. What can be done?
Ice dams form when attic heat melts snow that refreezes at the cold eave. The fix is air sealing, insulation and balanced venting, plus ice and water barrier under the shingles at eaves and valleys. We size that for Highlands snow.
Can you replace the roof on my two-family house in Paterson, Passaic or Clifton?
Yes. A detached two-family house falls under the same ordinary maintenance rule as a single-family home. We plan the dumpster and deliveries around tight lots and street parking, and put a membrane on low-slope rear sections. Attached and three-family buildings need a permit, which we pull.
Do you handle flat roofs on warehouses and apartment buildings in Passaic County?
Yes. We repair, recover and replace TPO, PVC, EPDM and modified bitumen roofs on warehouses, retail, schools and apartment buildings. Replacements and recovers carry a 5-year workmanship warranty, and qualifying roofs can get a 15 to 30 year manufacturer system warranty.
