Residential roofing

Residential roofing in Sussex County

Sussex County has about 63,000 housing units, and 79 percent are detached single-family homes. The median home was built in 1975, and about 12 percent date from before 1940. What sets the county apart is the lakes. Lake Mohawk filled in 1928, and Hopatcong was a summer getaway before Interstate 80 made it a year-round town. Many homes started as seasonal cottages and were enclosed, heated and added onto over decades.

Additions built in stages leave low-slope sections and odd valleys where leaks start. Attics never meant for winter have thin insulation and no real ventilation, the recipe for ice dams. Trees hang over most lots, so shingles stay damp and a fallen limb is a normal winter call. Most roofs are asphalt shingle. Slate shows up on some pre-war village homes, and we repair it rather than tear it off.

Roof repair in Sussex County means we find the source, fix it, and warrant the repaired area in writing for at least two years. Roof replacement in Sussex County means a tear-off to the deck, new plywood where boards have rotted, ice and water barrier at eaves and valleys, and Owens Corning or GAF architectural shingles under our minimum 15-year written workmanship warranty plus the manufacturer’s material warranty. We also replace skylights, install seamless gutters, and reflash chimneys. Storm damage? Call Monday to Saturday 7 AM to 8 PM or Sunday 8 AM to 4 PM. Our residential roofing page covers repairs and new roofs on homes.

Commercial roofing

Commercial roofing in Sussex County

Commercial buildings in Sussex County follow the highways. Route 23 through Hardyston, Franklin and Hamburg carries strip retail, offices and small industrial buildings. Route 15 through Sparta and Lafayette mixes retail with light industrial, including the White Lake Commerce Park in Sparta, laid out for spec buildings of 10,000 to 30,000 square feet. Route 206 through Stanhope, Andover and Newton has offices and retail. Add downtown Newton, the 146-bed Newton Medical Center, Great Gorge Village in Vernon and schools in most towns, and that is a lot of flat roof.

For owners and property managers we install, repair and recover flat roofs in TPO, PVC, EPDM and modified bitumen, using membranes from Carlisle, Elevate (formerly Firestone), GAF, Mule-Hide and Versico. Commercial roof repair in Sussex County usually starts with a leak at a drain, a curb or a seam that pulled back after a hard freeze. A sound but tired roof gets a recover, which saves the tear-off; a wet one gets replaced. Every commercial replacement and recover carries our 5-year written workmanship warranty, plus a manufacturer system warranty of 15 to 30 years where the roof qualifies. We also inspect and maintain roofs for property managers.

Weather

What Sussex County weather does to a roof

This is the highest ground in New Jersey and among the coldest and snowiest, topping out at 1,803 feet at High Point. The weather station near Sussex Borough averages 38.7 inches of snow a season and a January mean of 25.8 degrees, and the snow belt north of Newton sees 40 to 50 inches. For a roof that means snow that stays for weeks, colder nights than Bergen County, ice dams over under-insulated attics, and heavier snow loads on flat roofs. We build for it: ice and water barrier well past the wall line, real ventilation, and a hard look at the decking.

Permits and local rules

Permits and local rules in Sussex County

Under the New Jersey Uniform Construction Code, repairing or replacing the roof covering on a detached one- or two-family house is ordinary maintenance, so no permit, inspection or notice is needed. Gutters and leaders are the same. The exemption stops at the covering. Replacing rotted sheathing or framing, cutting a new skylight opening, and any roof work on a townhouse, condo, apartment or commercial building needs a permit from the local construction office. We pull it when required.

Most Sussex municipalities run their own construction office, but some, including Andover Township, Fredon, Lafayette and Ogdensburg as of this writing, use the state Department of Community Affairs regional office instead. We confirm which office covers your address. Newton has a Historic Preservation Advisory Commission for its downtown historic district, so ask whether exterior work there needs review. Lake Mohawk is a private community with its own board of trustees, and any lake association may want a word before the roof changes color. Work hours and Sunday rules vary by town, so we check before we schedule.

Questions

Sussex County roofing questions

Which parts of Sussex County do you cover?

All 24 municipalities, from Hopatcong, Sparta and Newton to Vernon and the Route 23 towns. Sussex County is part of our regular seven-county service area. You get the same free written estimate, the same crews and the same warranty as a customer in Paramus.

My lake house started as a summer cottage. Why does the roof leak every March?

March is when ice dams let go. A cottage attic enclosed later usually has thin insulation and little ventilation, so house heat melts the snow, it refreezes at the eave, and the next melt backs up under the shingles. The lasting fix is air sealing, insulation and ventilation, and we check all three before we quote.

Do I need a permit to replace my roof in Sussex County?

Not for a like-for-like roof covering on a detached one- or two-family house. That is ordinary maintenance under the state code. You do if we replace sheathing or framing, cut a new skylight opening, or work on an attached, multi-family or commercial building. We handle the paperwork.

Can you handle the snow and ice on a flat commercial roof out here?

Yes. Flat roofs here carry snow for weeks, so drains, scuppers and seams take a beating in the freeze-thaw cycle. We inspect before winter, clear drains, and reseal seams and curbs that have pulled back.
