Where flat roofs fail
The usual suspects on a leaking flat roof
-
Seams
Welded seams on TPO and PVC can be cold-welded at installation. Taped EPDM seams and torch-applied laps open with age.
-
Flashing and terminations
Parapet walls, curbs, pitch pockets and term bars move with the building. Sealant dries out and the flashing pulls away.
-
Drains and scuppers
A clogged drain floods the roof. The clamping ring and the flashing around the drain are frequent leak points.
-
Punctures
HVAC service calls leave dropped screws, panels and tool marks. Walk pads prevent most of it.
-
Wind damage
Loose edge metal lets wind get under the membrane and peel it back.
-
Ponding and ice
Standing water ages the membrane, and freeze-thaw cycles work on every weak seam.
Compatibility
Why the right materials matter
Flat roof membranes are not interchangeable. The wrong patch will peel off within a season.
- TPO is repaired with TPO, cleaned and heat-welded. Aged TPO needs to be properly prepared before a new weld will hold.
- PVC is welded with PVC. TPO and PVC cannot be welded to each other.
- EPDM is patched with EPDM, using primer and seam tape or cover strip. Asphalt-based products attack rubber and should never touch it.
- Modified bitumen is repaired with compatible mod-bit sheets, torch-applied, cold-applied or self-adhered to suit the existing roof.
The first thing we do on any repair call is identify what is on your roof.

Maintenance
Most commercial leaks are preventable
Roof manufacturers expect regular inspections, and many warranties require them. What a visit covers depends on the roof’s condition and your requests. It can include:
- Clearing drains, scuppers and gutters
- Checking seams, flashing, pitch pockets and sealant
- Looking for punctures around rooftop units and along service paths
- Re-securing loose edge metal and coping
- A photo report with anything that needs budgeting for
Questions
Commercial roof repair questions
Will a repair void my roof warranty?
It can if it is done with the wrong materials or by an unapproved contractor. If your roof is under a manufacturer warranty, tell us before we start. The manufacturer often needs to be notified, and the repair must follow their details.
How do you find a leak on a big flat roof?
We start where the water shows inside, then work uphill on the roof to penetrations, seams and flashing. When the source is not obvious, we use core cuts and moisture readings to find wet insulation and trace it back.
When does repairing stop making sense?
When the insulation is wet across a wide area, the membrane has become brittle, or you are paying for repairs every few months. At that point a replacement costs less over five years than continued patching.
Is a commercial roof repair warranted?
Yes. Every permanent repair comes with a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. Temporary dry-ins and emergency patches are not covered. New materials also carry the manufacturer warranty where it applies.
