Commercial roofing
Commercial roofing contractor for North Jersey buildings
A leaking commercial roof costs you inventory, tenants and sleep. We repair and replace flat roofs on stores, offices, warehouses, houses of worship and multi-family buildings, and we plan the work so your business keeps running.

What we do
Repair it or replace it. We do both.
-
Commercial Roof Repair
Open seams, failed flashing, punctures, clogged drains and ponding. We match your existing membrane so the repair bonds and lasts.
-
Commercial Roof Replacement
Recover or full tear-off, new insulation, corrected drainage and a manufacturer-backed membrane system.
Systems
The membrane systems we install
Four systems cover almost every low-slope building in North Jersey. Each has a place.
-
TPO
White, heat-welded single-ply. Today’s most common commercial roof.
-
PVC
Heat-welded single-ply that resists grease and chemicals.
-
EPDM
Black rubber membrane with decades of cold-climate service.
-
Modified Bitumen
Multi-ply asphalt system that takes foot traffic.
Brands
Membranes from manufacturers you know
We install membranes from Carlisle, Elevate (formerly Firestone Building Products), GAF, Mule-Hide and Versico, among others. Your proposal names the manufacturer, product, thickness and warranty.
The membrane is only part of the roof. A commercial roof system also includes:
- Insulation, usually polyiso boards, which sets your energy performance
- Tapered insulation or crickets where the deck does not drain on its own
- A cover board that protects the insulation from foot traffic and hail
- Attachment: mechanically fastened, fully adhered or induction-welded, chosen for the deck type and wind exposure
- Edge metal, flashing, drains and scuppers, where most leaks begin
Our work
Our commercial roofing projects
Real photos from ProTech commercial jobs: the roof before and after, tear-off, new steel decking, TPO membrane installation and the flashing details that keep water out.

Before: an aging commercial flat roof with worn surfacing and patched areas.
After: the same building with a new TPO roof.
The new surface: straight seams, flashed vents and a bright, reflective TPO membrane.
Tear-off down to the structure. Deteriorated deck sections are removed, exposing the steel roof framing below.
New galvanized steel deck going in where the old deck had deteriorated.
The TPO membrane is fastened at the edge of each sheet, then the seams are heat-welded with an automatic welder.
An exhaust fan curb wrapped and welded in TPO, with a safety flag line along the work area.
A cluster of pipe penetrations, each one flashed and welded individually.
TPO membrane carried up and over the parapet wall, with a warning flag line set back from the roof edge.
Installing TPO membrane on an elementary school.
New TPO membrane around two dome skylights and a rooftop HVAC unit, with the parapet wrapped in the same membrane.
TPO membrane carried up a curved edge wall, with every support bar across it wrapped in the same material, so there is no exposed metal to rust.

For owners and managers
Built around your building and your tenants
- Photo reports. You see the condition of the roof without climbing a ladder, which makes it easy to brief an owner or a board.
- Options with prices. Repair, recover or replace, with the trade-offs explained.
- Work planned around business hours. We stage materials, protect entrances and keep tenants informed.
- Local knowledge. Many North Jersey towns restrict Sunday work and limit contractor hours in residential zones. We schedule around the rules so your job does not get shut down.
- One contractor for the whole building. Flat roof, shingled mansards, skylights, gutters and chimney flashing.
- Registered and insured. NJ HIC Reg. #13VH12667100. Certificates of insurance sent on request, with your entity named.
Building types
Buildings we work on
-
Retail and strip centers
Storefronts along Route 17 and Route 4, with rooftop HVAC units, signs and many penetrations to flash.
-
Offices and medical
Quiet, clean work with attention to air intakes and tenants below.
-
Warehouse and industrial
Large, open roofs where drainage and wind uplift design matter most.
-
Restaurants
Kitchen exhaust puts grease on the roof. PVC is usually the right membrane.
-
Multi-family and mixed-use
Flat roofs, parapets and shingled sections on the same building.
-
Houses of worship and schools
Older buildings that combine steep slate or shingles with flat sections.
Questions
Commercial roofing questions
Can you work while my business stays open?
Yes, that is the norm. We plan deliveries, crane or lift time and noisy work around your hours, keep entrances safe and clean up daily.
How do I know whether to repair, recover or replace?
It comes down to how much moisture is in the insulation and how many roofs are already on the building. Dry insulation and one existing roof may allow a recover. Wet insulation or two existing layers means a tear-off. We check with core cuts and a moisture survey where needed.
Which membrane is best?
There is no single answer. TPO suits most buildings. PVC is better where grease or chemicals reach the roof. EPDM is proven and forgiving in cold weather. Modified bitumen handles traffic. See our side-by-side comparison.
Do you provide manufacturer warranties?
Yes. Manufacturer system warranties run 15 to 30 years, depending on the membrane, its thickness and how it is installed, when the roof is built to their specification and inspected. On top of that, ProTech covers the workmanship for 5 years on a full replacement or recover and a minimum of 2 years on permanent repairs, in writing, longer on some repairs depending on the age and condition of the roof. Temporary dry-ins and emergency patches are not covered. Your proposal spells out exactly which warranties apply.
Can you send a certificate of insurance?
Yes. Tell us the certificate holder and any additional-insured wording your lease or management company requires.
