Most leaks come from a small failure: a cracked pipe boot, lifted flashing, a few missing shingles. We find the exact spot where water gets in, fix it properly and show you the photos. If a repair will do the job, that is what we recommend.

Common repairs
The roof leaks we fix most often
-
Missing or lifted shingles
Wind breaks the seal and tears shingles off. We replace them and check the surrounding courses for loose nails.
-
Flashing failures
Where a roof meets a wall, chimney or dormer, metal flashing does the waterproofing. Rust, old caulk and bad installs cause leaks.
-
Pipe boots and vents
The rubber collar around a plumbing vent cracks after 10 to 15 years in the sun. It is one of the most common leaks and a simple fix.
-
Valleys
Valleys carry the most water on the roof. Debris, worn shingles or a bad cut line let water under.
-
Skylight leaks
Usually the flashing, sometimes the glass seal, sometimes just condensation. We figure out which. See skylights.
-
Ice dam damage
Ice at the eaves backs water up under the shingles. We repair the damage and address the cause.
Leak detection
Finding the leak is half the job
Water rarely shows up directly below where it gets in. It runs down the underside of the deck, along a rafter or a pipe, and drips onto the ceiling several feet away. That is why smearing roof cement on the nearest suspect spot almost never works.
We start in the attic when we can, follow the stain back to its source, then check the roof above it. We look at flashing, nail pops, shingle condition and anything that penetrates the roof. You get photos of the problem and of the finished repair.
We repair with matching materials and new metal, not just caulk. Sealant alone is a patch that fails in a season or two.

Repair or replace
Should you repair or replace the roof?
| Situation | Usually the better choice | Why |
|---|---|---|
| One leak, roof under 15 years old | Repair | The rest of the roof has years left. Fix the failed detail. |
| A few shingles blown off in a storm | Repair | Replace the shingles and re-seal the area, as long as the surrounding shingles still lie flat. |
| Leak at a chimney, skylight or wall | Repair | New flashing solves it, whatever the age of the shingles. |
| Leaks in several places, roof 20+ years old | Replace | Each repair buys little time. The money is better spent on a new roof. |
| Curling, cracking or bald shingles on whole slopes | Replace | The shingles have reached the end of their life. |
| Soft or sagging deck | Replace | The wood under the shingles needs to be opened up and rebuilt. |
Every roof is different. We inspect yours, show you photos and explain both options with a price for each when both make sense.

Roof-to-wall flashing in Upper Saddle River

Upper Saddle River, after. The shingles met the stucco wall with no flashing at all. We installed new shingles with step flashing (5 by 5 by 8 inches) and new counter-flashing, plus custom flashing under the shingles where the lower and upper roofs meet, to keep water out from every direction.

Reviews
What customers say about our roof repairs
Copied word for word from Google, where we cannot change a word.
“ProTech Roofing provided a diagnosis and plan to repair a leak in my roof at a reasonable price and in the time frame I required. Ervin and his team worked quickly and efficiently to repair the leak on schedule. It rained heavily a day after the job was completed and there was no leak, demonstrating Ervin’s diagnosis and repair were correct and effective. I have no hesitation in recommending ProTech to anyone needing a new roof or a repair to an existing roof.”

Questions
Roof repair questions
What happens when I call about a leak?
Call (201) 881-2431. We trace the leak and price the repair in writing. If water is coming in right now, see emergency roof repair for what to do until we get there.
Can you match my existing shingles?
We match the brand, style and color as closely as we can. Shingles fade with age, so a repair on an older roof may look slightly newer at first. It blends in over time.
Do I need a permit for a roof repair?
Not for a detached one- or two-family house. New Jersey treats roof covering repairs on those homes as ordinary maintenance. Repairs that involve replacing sheathing or framing, and repairs on multi-family or commercial buildings, can need a permit. We check for you.
My ceiling stain is dry. Do I still need a repair?
Probably. A stain means water got in at least once, and it will again in the same kind of storm. Wet insulation and decking also grow mold and rot out of sight. An inspection costs you nothing.
Do you repair flat roofs too?
Yes. See flat roofing for homes and commercial roof repair for buildings.
What warranty comes with the repair?
Every permanent repair comes with a minimum 2-year workmanship warranty on the repaired area, in writing, and some repairs get a longer warranty, depending on the age and condition of the roof. Emergency tarps and temporary patches are not covered. New materials also carry the manufacturer warranty where it applies. If the rest of the roof is near the end of its life, we tell you before you spend money on a repair.
Will my insurance cover the repair?
Insurance generally covers sudden damage from a storm or a fallen tree, not wear from age or flashing that simply gave out. If a storm caused the leak, we photograph the damage and write up the scope so you can give both to your adjuster. Your policy and your insurer decide what is covered. You get the written estimate either way.
