What is included

What goes into a ProTech roof replacement

  • Full tear-off of the old roofing down to the wood deck. No covering up problems.
  • Deck inspection and repair. Rotted or delaminated boards and plywood are replaced so nails hold.
  • Drip edge at the eaves and rakes to keep water off the fascia.
  • Ice and water barrier at the eaves, in valleys and around chimneys, skylights and pipes.
  • Synthetic underlayment over the rest of the deck.
  • Starter strip at the edges, then architectural shingles nailed to the manufacturer’s pattern.
  • New flashing at walls, chimneys and pipes. We do not reuse worn-out flashing.
  • Ridge vent and hip and ridge caps so the attic can breathe.
  • Clean-up, magnet sweep and finished photos of your roof.
  • Minimum 15-year workmanship warranty in writing, longer depending on the roofing product, plus the manufacturer’s limited warranty on the shingles.

Repair or replace

When is it time for a new roof?

Replacing a roof too early wastes money. Replacing it too late costs more, because water damages the deck, insulation and ceilings. These are the signs that a repair will not be enough:

  • The roof is 20 to 25 years old or more and the shingles are curling, cracking or losing granules across whole slopes.
  • You have had leaks in more than one area, or the same leak keeps coming back.
  • There are already two layers of shingles on the house.
  • The deck feels soft or spongy underfoot, or you see sagging between rafters.
  • A storm has torn off shingles across a wide area.

If the damage is limited to one spot and the rest of the roof is sound, a roof repair is the better buy. We will tell you which one you need and show you the photos that back it up. Both are part of our residential roofing work.

Materials

Shingles and materials we install

We install architectural shingles from Owens Corning and GAF, and other brands if you have a preference. Architectural shingles are thicker than old three-tab shingles, carry higher wind ratings and give the roof more depth and shadow.

  • Owens Corning Duration series shingles have a reinforced SureNail nailing strip and 130 MPH wind warranty coverage.
  • GAF Timberline HDZ shingles use the LayerLock system with a wide nailing zone.
  • Both lines offer algae-resistant options, which helps on shaded, tree-covered lots.

Shingles are covered by the manufacturer’s limited warranty. Your written proposal names the exact product, color and warranty terms. See our shingle roofing page for more on choosing a shingle and color.

Timeline

What to expect on installation day

Here is how the job runs.

  1. Before we arrive

Materials and a dumpster are delivered. Move cars out of the driveway and take fragile items off walls on the top floor.

  2. Protection

We cover plants, siding, AC units and walkways with tarps and boards.

  3. Tear-off and deck repair

We strip one section at a time so the house is never left open overnight. Bad wood is replaced and you see photos of it.

  4. Dry-in and shingles

Ice and water barrier, underlayment, flashing, shingles, vents and ridge caps go on.

  5. Clean-up and walkthrough

We clear gutters, sweep for nails with a magnet, haul everything away and review the job with you.

Pricing

What affects the cost of a new roof

Two houses on the same street can get very different prices. These are the things that move the number:

  • Size and pitch. Roofers measure in “squares” of 100 square feet. Steep roofs take more time and safety gear.
  • Layers to remove. Tearing off two or three layers costs more in labor and disposal than one.
  • Deck condition. You cannot know how much wood needs replacing until the old roof is off. We price replacement wood per sheet or per foot in the estimate so there are no surprises.
  • Complexity. Valleys, dormers, skylights, chimneys and walls all need flashing work.
  • Material choice. Standard architectural shingles cost less than designer or impact-rated lines.
  • Access. Tight lots, tall houses and no driveway add handling time.

We measure your roof and give you one written price for the scope we agree on.

Reviews

What customers say about their new roofs

Copied word for word from Google, where we cannot change a word.

  • “We got a new roof with vent installation, new fascia and soffits with aluminum cladding, and new gutters and downspouts. The price was reasonable, work began and ended on schedule, and the work was thorough and well-executed, as was the clean-up. The work to be done and potential issues were addressed well in the consultation, so there were no surprises.”

  • “I had a great experience with Ervin, ProTech Roofing. The roof installation was completed perfectly, with excellent attention to detail and a high level of craftsmanship. The crew kept the work area clean throughout the project, and the pricing was very fair for the quality of work provided. I highly recommend Ervin ProTech Roofing to anyone looking for reliable, professional roofing services.”

Questions

Roof replacement questions

How long does a roof replacement take?

It depends on the roof. Large or steep roofs, several layers, slate, or a lot of rotted decking add time. Weather can shift the start date, and we will not open a roof when rain is on the way.

Is ice and water shield required by code in North Jersey?

New Jersey’s building code only requires an ice barrier in the coldest part of the state, which does not include our service area. We install it anyway at eaves, valleys and penetrations, because ice dams and wind-driven rain are real here and it is the cheapest insurance on the roof.

What happens if you find rotted wood?

We stop, take photos, show you, and replace it at the per-sheet or per-foot price already written in your estimate. Shingles nailed into bad wood do not hold, so this is not something to skip.

Should I replace my skylights and gutters at the same time?

Skylights, usually yes. A skylight that is 15 to 20 years old is likely to fail before the new roof does, and replacing it later means cutting into new shingles. Gutters depend on their condition. We check both during the inspection. See skylights and gutters.

Will a new roof help with ice dams?

It helps in two ways. Ice and water barrier at the eaves keeps backed-up water out of the house, and proper ridge and soffit ventilation keeps the roof deck colder so less snow melts and refreezes. Attic insulation and air sealing matter too.

What warranty comes with a new roof?

Two warranties. ProTech covers the workmanship for a minimum of 15 years, longer depending on the roofing product. The manufacturer covers the shingles under its limited warranty. Both are spelled out in your written proposal before work starts.

Will my homeowner insurance pay for the new roof?

Insurance generally covers sudden damage from a storm or a fallen tree, not a roof that has worn out with age. If a storm damaged your roof, we document it with photos and a written scope you can give to your adjuster. Your policy and your insurer decide what is covered, and the written estimate stays the same either way.

Does my attic ventilation matter on a new roof?

A great deal. A hot, damp attic bakes shingles from below, feeds ice dams in winter and can void parts of the shingle warranty. We check the intake at the soffits and the exhaust at the ridge on every roof replacement and correct it as part of the roof.

Can you replace a roof in winter?

We install roofs most of the year. Shingles seal best in warm weather, so in cold months we take extra steps, such as hand-sealing where the manufacturer calls for it. Emergency repairs happen in any season.

How much does a roof replacement cost in North Jersey?

The written estimate is the price. It itemizes the scope, the shingle line, underlayment and ice and water barrier, flashing, ventilation, any decking replaced at a per-sheet or per-foot price, and clean-up, so you can compare it line by line with any other estimate. The size and pitch of the roof, the number of layers to tear off, the condition of the decking and the number of chimneys, skylights and valleys are what move the number. Rotted wood is priced per sheet or per foot in the estimate, so you know that cost before the roof is opened.
